There are various skin conditions that cause the formation of spots or growths on the skin — in the form of moles, warts or skin tags. None of these conditions pose any health risks, however they can look unappealing and affect your confidence. The conditions can appear quite similar and be confusing to distinguish.
All three conditions are non-cancerous and purely cosmetic in nature. Our specialists will assess your skin and recommend the safest, most effective removal method for your specific case.
What Are You Treating?
Understanding the difference between moles, warts and skin tags helps determine the right removal approach.
Moles are clusters of pigmented cells that appear as dark brown spots on the skin. They may be flat or raised and vary in size. Non-cancerous moles can be removed for cosmetic reasons using several clinical techniques.
Warts are caused by the human papillomavirus (HPV) and appear as rough, raised bumps on the skin. They are contagious and can spread through touch — early treatment is recommended.
Skin tags are small, soft, benign growths that hang off the skin. They are completely harmless but can be irritating if they catch on clothing or jewellery — easily removed in a single visit.

Removal Techniques
Mole Removal
Chemical peels improve the skin repair cycle, removing dark pigment to make new skin healthier and lighter, while increasing collagen and improving skin thickness. Our doctors offer four precise mole removal methods.
Excision
The mole area is carefully cut out using surgical scissors under local anaesthesia. Where mole cells extend below the top skin layer, a few stitches may be required. Results in minimal temporary scarring that heals naturally.
Shave
Ideal for small, raised moles. The skin is numbed with local anaesthesia and the mole is carefully shaved using a precision scalpel. This procedure generally leaves a pinkish mark that heals naturally over time.
Freezing
The mole area is frozen using liquid nitrogen — effective on small, non-cancerous growths. The patient may experience minor blistering on the treated area which resolves naturally within days.
Laser Treatment
An effective technique for non-cancerous moles — particularly useful for moles on the face and ears where cutting is difficult. Laser energy breaks down pigment clusters and can remove multiple moles in a single session.
Wart Removal
Warts can be treated with a range of clinically proven procedures. Our specialists select the most appropriate technique based on the size, location and depth of the wart for optimal results.
Cryotherapy
Liquid nitrogen is sprayed on the target area to freeze the wart. A blister forms around the treated area and within one to two weeks the wart turns into dead skin and falls off naturally.
Cantharidin
A blister beetle extract applied directly to the wart area, then covered with a bandage. The extract works beneath the skin surface to lift the wart away cleanly and effectively.
Medication
The wart is injected with bleomycin to eliminate the virus, combined with an immunotherapy drug (imiquimod) that stimulates the immune system to fight and clear the remaining wart tissue.
Salicylic Acid
Used as an active ingredient in topical creams. Regular application of the acid gradually dissolves the wart tissue, returning the skin area to a normal, smooth state without any procedure.
Minor Surgery
When other therapies fail, minor surgery removes the wart by excision. Lower layers are destroyed using deep freezing or an electric needle to prevent recurrence.
Laser Surgery
Heat from precision laser energy is used to destroy the wart tissue completely. A fast, targeted procedure that minimises trauma to surrounding skin with excellent cosmetic outcomes.
Skin Tag
Removal
Skin tags are entirely harmless. However, if they bother you — whether for cosmetic reasons or because they catch on clothing — our four quick and painless techniques will remove them permanently.
Cryotherapy
Liquid nitrogen is used to freeze the skin tag area, causing it to fall away naturally without scarring.
Surgery
Surgical scissors are used to precisely cut the skin tag from the surface — a quick, effective in-clinic procedure.
Electrosurgery
High-frequency electro waves destroy the skin tag tissue without cutting — precise and minimally invasive.
CO₂ Laser
CO₂ laser burns the base of the skin tag. Fast, painless and completely scar-free — our most popular option.
